We are looking for a driven and experienced Senior Analyst – Land Acquisition to join our team. In this role, you’ll be instrumental in executing our land acquisition strategy, ensuring a steady pipeline of projects to meet our ambitious growth plans. You will manage the internal underwriting and transaction processes, working collaboratively with various stakeholders and overseeing due diligence, budget preparation, market analysis, and land transactions.

This position requires a strategic thinker who is skilled in financial modeling, understands market dynamics, and has a proven track record of successfully navigating complex development projects. Additionally, you’ll play a critical role in managing and transitioning Homeowner Associations (HOAs) to create well-established, independent communities.

KEY RESPONSIBILITIES
Land Acquisition & Underwriting:

  • Lead the underwriting of potential land deals and coordinate with internal teams to present strategic opportunities.
  • Manage the due diligence process, ensuring all necessary reports, studies, and legal reviews are completed efficiently.
  • Collaborate with engineers, consultants, and trade partners to drive project timelines and performance.
  • Prepare and present comprehensive land packages for executive approval.
  • Stay on top of environmental and regulatory requirements, ensuring compliance and readiness for development.
  • Pre-Development Budget & Schedule Management:
  • Engage consultants to develop initial project budgets and schedules.
  • Regularly update and refine budgets and schedules as projects advance through entitlement phases.
  • Coordinate quarterly budget reviews and keep internal stakeholders informed of any changes.
  • Develop and maintain master schedules to ensure timely community launches and successful project outcomes.
  • Oversee payment applications and ensure alignment with budgets and contractual terms.

HOA Management & Oversight:

  • Select and oversee HOA management companies, ensuring contracts and performance standards are upheld.
  • Assist in setting up new HOAs, including creating legal documents and participating in board activities.
  • Actively manage and refine HOA processes to ensure smooth operations and seamless transitions.
  • Represent the developer in HOA meetings and facilitate the handover of responsibilities as communities become independent.
  • Conduct thorough community inspections and manage the transition from developer to HOA, ensuring high-quality standards.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

  • Education & Experience: Bachelor’s degree in Business, Construction Management, Civil Engineering, Real Estate, or a related field, or an equivalent combination of education and experience. A minimum of three years of relevant experience in land acquisition or development, specifically in the Phoenix, AZ market.
  • Industry Knowledge: Solid understanding of the homebuilding industry, with a focus on the Phoenix development market.
  • Financial Acumen: Expertise in financial modeling and underwriting, with the ability to analyze and model complex projects and proformas effectively.
  • Strategic Mindset: Deep knowledge of homebuilding financials and key proforma assumptions that influence site selection decisions.
  • Budget & Schedule Management: Experience in creating, updating, and managing land development budgets and schedules, with a strong track record of accuracy and efficiency.
  • Organizational Skills: Exceptional ability to plan, prioritize, and manage multiple responsibilities while consistently meeting deadlines.
  • Communication: Excellent verbal and written communication skills, with the ability to engage and influence a wide range of stakeholders.
  • Self-Motivation: Ability to work autonomously with minimal oversight, as well as flexibility to adapt to changing circumstances and handle unexpected challenges.
  • Team Player: Strong collaboration skills, with the ability to work seamlessly within a team environment and contribute positively to team dynamics.
  • Attention to Detail: High level of attention to detail, work ethic, and a commitment to delivering high-quality, timely work.
  • Technical Proficiency: Proficiency in Microsoft Word, Excel, Project, and Outlook, with the ability to learn other software programs quickly.

Base Range:  $100 – $120K DOE
Target Bonus: 15%-20%
