SENIOR PROPERTY MANAGER

Our client, a well-established, full-service commercial real estate development and property management firm with a stable Phoenix-area portfolio, is seeking an experienced Senior Property Manager to oversee the day-to-day financial and operational management of a 500k square foot retail shopping center. This role combines full-cycle property accounting with hands-on property management responsibilities, ideal for a detail-oriented professional who is equally comfortable in the general ledger and on the property.
Property Management Duties:
• Maintain a high level of customer service with tenants and vendors
• Resolve tenant and vendor disputes and concerns
• Review and approve tenant signage requests in conformance with sign criteria
• Enforce property rules and regulations
• Coordinate on-property events in accordance with property restrictions and covenants
• Identify opportunities to improve property safety, reduce property expenses while maintaining aesthetics
• Manage vendor contracts, including quote review, hiring, and termination
• Prepare, execute, and follow up on default notices
• Maintain tenant and vendor contact information, insurance compliance and maintain current certificates of insurance
• Accompany and support lender inspections & insurance inspections
• Perform other property management duties as needed
Property Accounting Duties:
• Enter new leases into the property management system
• Process tenant move-outs
• Prepare and remit monthly state and city sales tax filings
• Code and enter vendor invoices weekly for payment
• Prepare monthly budget-to-actual comparisons with variance reports
• Conduct weekly accounts receivable reviews and collection reporting
• Reconcile balance sheet accounts
• Prepare and execute prior-year CAM reconciliations, annual budgets for property and office operations and capital improvement budgets and amortization schedules
• Pay bi-annual real estate taxes and evaluate opportunities for tax appeals each year
• Prepare monthly tenant chargeback invoices, as applicable
• Prepare journal entries and account adjustments
• Resolve accounts payable and general accounting disputes
• Prepare rent rolls for lender reporting
• Perform other accounting duties as needed
Qualifications:
• 7+ years of experience in retail commercial property management
• Working knowledge of CAM reconciliations, budgeting, and lease administration
• Proficiency with property management software: Yardi
• Strong Excel skills and general ledger experience
• Excellent written and verbal communication skills, with a customer-service orientation
• Ability to manage competing priorities and deadlines independently
• Bachelor’s degree in Accounting, Finance, Business, or related field preferred
$100-120K DOE, plus bonus
Work arrangement: On-site in North Phoenix
